With home sales expected to start ramping up and prices likely to follow suit, you can bet your bottom dollar that you’ll see houses with prices that make you scratch your head.

And it seems it has already started because 213 Phyllis Ave. is not even fully built and was just listed for $1,750,000.

As the listing notes, 213 Phyllis Ave. is only 60 per cent built, but the home is very much full-priced.

Maybe a bedroom.

Sure, there’s the new structure that lays out four bedrooms and six bathrooms.

There are also new windows, plumbing and electrical – all things that cost a small fortune these days.

And, of course, 213 Phyllis Ave. is a sizeable property of 40 by 180 feet.

All the studs and rooms are laid out.

However, for this house to be liveable, you still need insulation, drywall, flooring, and all the fixtures—all of which cost money.

Probably the primary bathroom based on the plumbing.

And I’m not talking just a couple thousand dollars. I wouldn’t be surprised if it cost another $100,000 to $200,000 to finish building this house.

The insulation and drywall alone could run upwards of $30,000 for a house this size and if you’ve looked at the price of a nice fridge lately, they’re going for like $10,000.

The second floor.

In short, this house comes with a pretty hefty financial lift, not to mention you’ll need somewhere else to live while the renovations are completed.

The ground floor features large principal rooms and tons of natural light.

That being said, if you’re someone who wants to pick out all your own tiles, lighting and appliances 213 Phyllis Ave. is a great option.

You just need the budget and the patience to not have a new house you can live in for another six months.

But if that’s not you and you still have your heart set on the Cliffcrest neighbourhood, there are plenty of options for houses with finished walls and bathrooms.
