The housing market has been in a bit of a slump lately, to put it kindly.  

Houses are selling at significant losses, staying on the market way longer than before, and while there might be a record high supply, there are also record low sales. 

So it’s no surprise real estate agents are resorting to some pretty desperate measures to sell homes.

Take 214A Caledonia Rd., a charming two-bedroom, two-bathroom semi-detached house that was just renovated this year.

The home was first listed for $849,000 but sat on the market for 41 days and didn’t sell.

Now, it’s been re-listed for $599,000, which is a $250K price drop.

I’m guessing the hope is to drum up a solid bidding war, which shouldn’t be too hard, considering most semi-detached homes in this neighbourhood sell for around $1.1 million.

Last year, this house would have sold in under a week and likely for way more than asking.

The open-concept layout, the new wide plank vinyl floors, bright walls, big windows and a new kitchen all make for the ideal turn-key home.

And while the inside of the home is very nicely done, it’s not just all show.

According to the listing, they put in new windows, washrooms, and a kitchen with quartz countertops.

They also replaced the furnace, air conditioning and hot water tank.

There are new appliances, a new roof, new vinyl siding, new soffit and eavestroughs, and even new electrical.

The owners clearly didn’t just do a lipstick-on-a-pig flip renovation, so it’s baffling that this house hasn’t sold yet.

Sure, 214A Caledonia Rd. might not be the biggest house — it’s sitting on a small 16 by 63-foot lot, and it is right on a busy street. 

The home has two bathrooms. 

But there’s a parking pad, and the neighbourhood is also pretty good, with decent transit links and amenities close by.

Either way, time will tell what this house sells for and if the dramatic price drop tactic works, even in this new market.
