In 2017, 18 Timberglad Crt. was listed for $9,288,000, but after 126 days on the market without selling, they dropped the price to $8,495,000.
After another almost 200 days on the market, it still hadn’t sold.
Then, seven years later, 18 Timberglad Crt. was relisted for $8,490,000, and it sat on the market for over two months.
Now, they’ve dropped the price again to $7,900,000, which is a shocking $1,380,000 price drop from its initial listing price.
While it’s not uncommon for Bridle Path mansions to take their sweet, sweet time selling, with an average of 68 days on the market, more than a year seems like an uncommonly long time.
So, what’s up with this house? And why isn’t it selling?
On paper 18 Timberglade Crt. has a lot going for it.
It’s an architectural award-winning home with five bedrooms, seven bathrooms, and surrounded by forest.
And the house is really cool.
The open-concept main floor, combined with the abundance of floor-to-ceiling windows and skylights, makes you feel like you’re living in a treehouse.
However, it is definitely on the dated side.
As real estate gossip blog, the Mash, wrote back in 2017: “It doesn’t look like anything has been done to the house since it was built which was probably in the late 80s or early 90s.”
This dated aesthetic might be one of the reasons 18 Timberglade Crt. hasn’t had much luck selling.
The glass brick walls and the black and white kitchen that looks like it came straight out of American Psycho are definitely on the quirkier side of interior design, but it’s a flavour of Postmodernism that is kinda making a comeback.
That being said, dated interiors are pretty irrelevant for anyone who’s seriously considering buying this house.
When houses, on average, sell for over $10 million in this neighbourhood, the listing price of under $8 million is a bargain and gives you a healthy $2 million renovation budget.
And this house could be stunning with a few cosmetic tweaks and some upgrades.
So what really matters when purchasing a home like this is the land and how much of it there is.
18 Timberglade Crt. is sitting on a spacious 95 by 180-foot lot.
It is by no means the biggest lot in the Bridle Path, but since it is exceptionally private being surrounded by trees at the end of a cul-de-sac, it does make it slightly more attractive.
Or as realtor Tyler Cohen puts it: “It acts as your country home in the heart of the Bridle Path.”
However, for only $1 million more, you could get pretty much double the land at 48 The Bridle Path.
And while the price of 18 Timberglade Crt. has come down a lot since it was first listed in 2017, it might still be on the overpriced side when you consider the general state of the real estate market, particularly when it comes to luxury homes.
In short, it’s really no surprise this house has been sitting on the market since October, but hey, maybe $7,900,000 is the magic listing price that will finally nab a buyer.
