$3 million Toronto unit could change your idea of basement apartments

Anyone who has been apartment hunting knows the general rule, avoid basement apartments at all costs. Unless, of course, you’re out of options.

No one really wants to live in a basement apartment. They have a reputation of being dark, damp, and generally kinda depressing. However, 1-15 Scarth Rd. might just defy all the stereotypes of basement dwellings.

Located in a century-old Victorian home in Rosedale that was renovated back in 2018, this is not your average basement unit.

The main living areas.

This unit is just one of four units in the historic home and boasts an impressive 3,000 square feet of living space.

1-15 Scrath Road Toronto

A breakfast nook.

Perhaps more impressive is how light-filled and beautiful this unit is despite being mostly below ground.

1-15 Scrath Road Toronto

A living room with tons of light.

Thanks to the large windows and skylights, this split-level unit is bright, warm and sophisticated with wide plank engineered wood floors throughout.

1-15 Scrath Road Toronto

Exposed brick details.

You also get a little bit of charm and character thanks to the historical roots of the building, like the exposed brick accents.

1-15 Scrath Road Toronto

The dining room.

The main living areas of the unit are fairly open concept, making it a great home for entertaining.

1-15 Scrath Road Toronto

The kitchen.

The kitchen is very large with a waterfall centre island, breakfast area with bay windows.

1-15 Scrath Road Toronto

The family room.

It also comes with high-end appliances and plenty of storage.

1-15 Scrath Road Toronto

A bedroom.

This unit boasts three bedrooms and three bathrooms.

1-15 Scrath Road Toronto

The primary bedroom.

The primary bedroom has a gas fireplace, walk-in closet and a five-piece ensuite bathroom.

1-15 Scrath Road Toronto

The den.

The two other bedrooms are well sized and one even connects with the den that also has a fireplace.

1-15 Scrath Road Toronto

A powder room.

Realtor Eileen Lasswell told blogTO that this unit is “a perfect alternative to a condominium building.”

1-15 Scrath Road Toronto

Integrated lighting illuminates the parts of the condo that lack natural light.

“Maintenance fees are about half what the typical maintenance fees are in a condo, but even less if you compare it to a full-service building,” she added.

1-15 Scrath Road Toronto

The shared backyard and detached garage.

As for outdoor space, this unit is special in that it has its own stone patio which the owners have exclusive access to. However, there is also a large backyard that is shared with the other units.

“At under $1000 per square foot, it is incredible value for a renovated, large one-level suite in South Rosedale,” said Lasswell.

1-15 Scrath Road Toronto

The back of 15 Scarth Rd.

1- 15 Scarth Rd. is listed for $2,999,000.
